Unique and charming home in the village of St Johnsbury

Nestled on a knoll above the Passumpsic River, sits this charming 1920s home.

Tucked away in a small hilltop neighborhood, the house is within walking distance to downtown, RecFit racquet club, The St Johnsbury AtheneaumThe Fairbanks Museum and Planetarium and the excellent St Johnsbury Academy. Tuition is paid by the town for resident students. School choice also allows tuition to other local high schools like Lyndon Insitute

St. Johnsbury was named the best small town for adventure by National Geographic Adventure magazine. The starting point of the Lamoille Valley Rail Trail is here in St Johnsbury, and there are lakes, rivers and hiking trails to explore nearby. Burke Mountain Ski Resort is just up the road in the village of East Burke.

St. Johnsbury hosts a thriving farmers market, a vibrant art scene and a charming Victorian downtown. Walk from the house to the municipal forest with several miles of hiking trails; kayak or canoe from the backyard. Quiet neighborhood with great neighbors.

House has cedar shingles which are recently stained with a linseed oil stain. Replacement wooden double pane windows, cellulose insulation in attic. There is new second bath with antique tub and solid wood vanity, attached to a new master bedroom. Heat is from a  oil fired steam boiler and cast iron radiators, with a Jotul wood stove for backup.
House is 2/3 large bedrooms (one is a walk through which could easily have a wall added.) 2 bathrooms, Kitchen, Dining room , Living room and Den. Large closets. Full, unfinished walkout basement. 3 to 4 season porch that looks out over the Passumpsic River. Sandy Beach at the bottom of a riverbank trail. Almost half acre lot is bordered by the river. Many birds travel through and nest in the area. We have seen Pileated woodpeckers & Bald Eagles from the house, and we regularly see songbirds, warblers, and finches. Many birds that are "passing through" stop here as the property has some of the largest trees in the area. It's a great spot for birdwatching.

All natural "BioShield Paints" have been used inside. Kitchen has a  natural linoleum floor. Attention has been paid to using natural finishes and materials in all renovations.

Beautiful perennial and herbal gardens, all organic amendments have been used for the past 15 years. We have been building the soil and all new topsoil is organic. We have only used natural/organic mulches and soil amendments.
